What is a RERA Agent Registration?
In Uttar Pradesh, a RERA Agent Registration is a compulsory certification needed for any person or entity (company/partner firm) to legally act as a real estate agent. As per the Real Estate (Regulation and Development) Act, 2016, an agent is defined as a person who mediates the sale of properties between developers and buyers. Once a person/entity successfully registers, the Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) issue a unique registration number which must be used in all transactions.

Eligibility Criteria

For Individual Agents
- Photograph of applicant
- Self-attested PAN Card Copy
- Self-attested Aadhar Card Copy
- Proof of business address
- Information related to last educational qualifications
- Cancelled cheque
- An Affidavit-cum-undertaking
Companies or Partnership Firms
- Photographs of directors or partners
- Company PAN Card
- GST Registration details
- Proof of the registered business address
- Memorandum of Association (MOA), Articles of Association (AOA), or Partnership Deed
- Certificate of Incorporation
- A Board Resolution authorizing a signatory
- Income Tax Returns for the past three years
Fee Structure
The government fees for agent registration and renewal with UP-RERA are as follows:

Note: Additionally, a processing fee is applicable for amendments to the registration certificate, which is ₹1,000 for an individual agent and ₹5,000 for other entities.
Steps to get registered
Online registration is available on the UP-RERA website:
Visit the Website
Access the UP-RERA official portal, select Registrations, and click on Agent.
Verify Mobile Number
You will need to enter your mobile number to verify it through a one-time password (OTP).
Fill Application and Upload Documents
You will need to fill out the online registration application form and upload the necessary documents such as your PAN, Aadhaar, and photograph.
Enter Bank Details and Pay Fee
You will need to enter your bank account details and then proceed to the payment gateway to pay the required registration fee online via credit/debit card, NEFT, RTGS, or UPI.
Submit Hard Copies
After successfully submitting your application and fee online, a receipt will be generated online. You must attach this to a hard copy of all of the documents that you have uploaded. This file then needs to be submitted to the Authority's office where you will receive an acknowledgment.
Timelines
Issuance of Certificate
The department generally issue the RERA certificate within 30 days of your application although the actual timing may vary.
Validity of Registration
According to the recent amendment by UP-RERA, the validity of a real estate agent's registration certificate has been extended from 5 years to 10 years.

Operating without RERA registration or violating its mandates can lead to heavy penalties:
Failure to Register
An agent who works without having registered with UP-RERA is liable for a fine of ₹10,000 for each day of continuing default, or a fine which may be up to a maximum of 5% of the project cost for which service was being provided.
False Representation
When an agent knowingly makes a false or misleading representation, they may be liable for a fine of ₹10,000 for each day up to a maximum fine of 5% of the project cost.
